Members of the Council,
I am a resident and property owner in the R-3 zoned areas around El Camino Real/Downtown Specific Plan Area. As I was reading this section I was confused by some seemingly contradictions in Chapter 16.20 p. C-1.91-C-1.93.
1) In Table 1 it states that the minimum lot dimensions are 80ft wide by 100ft deep. That gives a lot area of 8000sq ft. How does one reconcile the allowance of 2 units on any lot of more than 5000sq ft but less than 8000sq ft. with the above minimum lt dimensions?
2) in Table 2 Line (1) it states the land area required per unit is 3333sq ft. Does this translate into meaning that lots from 5000sq ft to 6666sq ft may have 2 units (despite nonconformity to the width and depth dimensions stated in Table 1)? Is there a maximum number of units on lots less than 8000sq ft?
Although I am possibly misinterpreting these tables, I would appreciate an explanation so I can fully comprehend the Housing Element Plan.
I appreciate the time and effort this extraordinary project has taken for the city staff and residents.
